Euro Construction will be submitting proposals to develop a new Neighbourhood/Retail Centre for the forthcoming development of North Drogheda.
The application site comprises part of the area identified as the location for the
neighbourhood centre to service Residential Neighbourhood 2. The target sizes for
commercial uses within the neighbourhood centre are set out in Table 5 below. In addition,
this table summaries the quantum to be provided as part of the proposed development.
All proposed convenience and comparison units are less than 150 sq m in gross floor area.
Please note that the uses for the retail units, i.e., whether convenience or comparison, will
only be determined once appropriate tenants have been identified. It is submitted that the
nature of the use could be the subject of a condition requiring that the proposed use is
agreed with the Planning Authority.
A total of 440 sq m of additional convenience retailing is proposed as a supermarket.
The level of provision and the size of units proposed is designed to meet the needs of the
local catchment. The proposed retail units will not be of sufficient quantum or individual size
to impact on existing town centre retailing. Drogheda town centre will continue to be the
primary retail destination for the catchment.
It is envisaged that the retail service units will provide for uses such as hairdressers, video
library, bank, post office, travel agents, etc. Again, these units are designed to provide a
range of local services and facilities to meet the daily needs of residents. Again, the proposed
retail units will not be of sufficient quantum or individual size to impact on existing town
centre service. Drogheda town centre will continue to be the primary service destination for
the catchment.
Two café/bars are proposed to be provided as part of the neighbourhood centre. These are
located are ground floor level overlooking the proposed linear park. Both units are below the
required size.
